The estate will be transformed into a new community of 4,400 new homes, which will be a mix of social and private housing. According to the Greenwich Council, all existing residents on the estate have a priority for the new housing. But 70% of tenants have told them they wish to move off the estate and not return. Some residents though are worried they would be welcome on the new development. Azara Issifu has lived on the Ferrier for several years. “I have not been given reassurances I will be able to move back after the regeneration, " she said. PHOTOS BY OLIVER ROBERTS Leaseholders' concernsOne of the other issues worrying residents concerns homeowners, some of whom feel they have not been offered the correct price for their properties. Greenwich Council have said they will give 90% of the market value to leaseholders. They have now been given a compulsory purchase order which they say they will fight. "It was a surprise to us as the council said they didn't want to CPO but we're relieved in a way. It's been eight years and now we have something tangible to oppose," Elizabeth told BBC London. As more and more people move away, the estate is also becoming a more isolating place to live. Mohammed Ajami fled Somalia with his family. He says the Ferrier is becoming dangerous. "Rat, vandals, and gangs of young people are here now," he told BBC London. "Drug dealers come in the middle of the night. I hear them shouting and fighting." DangerousCllr Peter Brooks denied there was too much trouble. "There are no gangs, " he declared. "There is some graffiti but that happens all over London. We will make sure it's a pleasant place to live until the last person has moved out." Kidbrooke lies between Blackheath and Eltham and is 15 minutes away from Central London. John Anderson from Berkeley Homes said: "There is little this site doesn't offer. This place has a fantastic location." Berkley Homes redeveloped the Woolwich Royal Arsenal which was once an armament works. They created over 1,200 new homes, 35 % of them affordable homes. The private homes are billed as an “exclusive riverside development”. The properties are valued between £250,000 for 1 bed flat going up to £450,000 for a 3 bedroom apartment.
