Student housing is big business in Leeds. The city has one of the biggest university populations in the country. So it's no surprise that in the last few years property entrepreneurs have been queuing up to invest in buy-to-let houses.

But we've discovered more than a-hundred investments made with one Leeds-based company have already failed. 

Morris Properties makes millions-of-pounds selling student houses, which they claim can then be rented out to create a regular income for the investor.

But many investors say the reality is very different. 

Company Director Simon Morris has already amassed a fortune of £69m at the age of 30. 

His company advertises fantastic deals to novice investors, but in many cases they turn out to be too good to be true.
