The estate agent failed to tell him that he could produce his own HIP. WHY?It took about 20 minutes to fill in the forms and send them off to the Council offices,Land Registry and the Water board. The EPC was done via a search engine and bought for £40 (fully accredited assessor)Directgov tells you who are accredited assessors.The house has just sold and the buyers solicitor accepted all documents within the pack. As they have been produce by the appropriate sources the Council, water board etc who each had their own special insurance to cover for any errors they had made in the reports you are fully protected and don't need to have any extra insurance to protect you personally when you have produced the pack.So why are people not producing their own packs thereby making sure they are not being overcharged for such a simple process? Its not rocket science we had some great help via our Council's searches department. I carried out over 50 Energy Surveys for them and sent them Energy Performance Certificates for which I have to pay the lodgement fees in good faith.These panel companies are a joke and nothing but a middle man. If thats who letting agents want to do business with then I would implore them to think again because it is people like me, the local Energy Assessor who deliver for them but dont get paid.You have been warned.... Reputation and service is everything and I am sorry to say that the cheapest is not always the best! Having experienced a lot of HIP companies it is shocking how much they can drag out such a simple process!I prepare HIPs alongside doing my normal day-to-day job and can turn over 8-10 per week. They use the hard sell to get paid from clients, but do not pass on payments to the assessors.I am now left with checking to see if I can make all the EPC's that I produced for Jason void.
