There is a fundamental shortage of loans in the housing market. Yes if you can get a loan the interest rate is not bad but it is not a reflection of Bank Rate. Current figures are 3.5% over BR. That compares with a loan a colleague has on a buy to let property of 0.7% over BR taken out 5 years ago and reflected his high capital investment then and today (less than 50% geared). But not only is the 3.5% over base bad, it is reflected on a 60% LTV. Risk averse? Do the banks/building societies know something I don't? Or do they still not have the funds to lend after the billions printed electronically to cancel the government debt held by the banks.

The housing market cannot return to normal until this reality is addressed? Do we really expect a first time buyer to save 20-40% of the purchase price? If they can't they get hit with interest rates closer to 7%. What will happen when interest rates trend even to recent averages?

What RBS's results say about QE 10:40am on 07 Aug 2009 Yeah typical. This government says one thing and does something else. Maybe I should give them the benefit of the doubt? - They haven't got a clue?

But in the real world Robert a relative, new graduate, went to RBS to ask for a mortgage. The family have banked with RBS for over 60 years. They are relatively well off. Frankly, if I had the cash I would loan them the mortgage. So they had the 25% deposit. Did they get the mortgage? No. Why? Because the contract of employment has a one year 'probationary' period. Mortgage requires a guarantor. Parent is old. So guarantor mortgage period 11 years. Guess what happens to repayments?

So they went to building society. Absolutely no problem with 'probationary' period. Why? Cos 'failure rate' is no different than any other job. Catch? Yes interest rate is 0.75% more than RBS. But given the fact that there are no RBS mortgages at that rate, does the quoted rate mean anything?

You can fool most of the people most of the time, but not all of the people all of the time.

Well done Hester. Reduced RBS to a banking equivalent of 1970s British telecom in less than a year. Quite an achievement.

This Labour government has not got a clue. It is out of touch with reality & on holiday.

The banks are trying to hide reality. How about some real disclosure like MPs expenses? If loans are happening. Publish the data. I for one no longer believe the rubbish being turned out.

Robert where is your investigative journalism? Or do you not mix with real people?

You are missing the real story. Joe public is paying big time for this mess. Assuming Joe public can even get a loan, look at the available rates. Do you actually talk to the public? or do you rely on your banker friends to provide you the (one sided) story?
Return of the soapbox 12:17pm on 21 Jul 2009 Given that Government statistics now tell us that the national debt is equivalent to £16000 for every man woman and child in the UK, that we have been living in an unreal world of Labour spending waste, anything but Labour must be good.
News of the World bugged Sun editor 11:42am on 10 Jul 2009 Interesting that Labour are making a fuss about Andy Coulson and whether he knew what was going on.

Wasn't there something about a chap who worked for Crash Gordon - something about emails? -earlier this year.

Perhaps if AC is summoned to account to some MP committee perhaps GB should be as well - in the interest of impariality. BBC take note.
